Marketing Your Home

Marketing your home is one of the key factors in selling your home. Marketing today requires a multi-media approach. The 3 P's no longer are enough in an ever-changing world. It is a very small world today and buyers for your home might be in South Florida, in the US or even in another country. Understanding who the buyer is and how to allow them to see your home is critical to selling for your home for the most money. Multi-media includes online, offline, social, radio and TV. We have to first sell your home online and then in person.

Step #1 to Selling Your Home

The first thing is to define who the buyer is for your home and where they are so we can make sure the right people see your home. Having a one size fits all approach to marketing means assumes that all buyers and properties are the same and we know that is not true. At Treu Group Real Estate, our marketing team creates a unique plan based upon the buyer's interests, financial information, etc. A home in a Country Club should be marketed differently than a home on over an acre in Jupiter Farms. Different interests and different buyers should equal a different marketing approach.

Step #2 Photograph The Property to Market Online

Online marketing is really important and we have to sell a home first online and then we get the chance to sell it in person. The way we get the buyer's and agents' attention is how your home looks online. Professional photos are key to standing out. Here are tips on preparing for a photoshoot.

Step #3 Present the Home To Buyers and Agents

MARKETING TO AGENTS & MULTIPLE LISTING SERVICE
Your home will be listed on the Multiple Listing Service which is the way that real estate agents select homes to show buyers. Additionally, we will contact agents that have buyer matches to personally promote your home so it stands out to the other agents.

ON THE INTERNET
Remember it is a small world so having your home stand out is key to getting the attention that home deserves. Why is this important? Current research from the National Association of Realtors indicates that more than 80% of home buyers now begin the buying process online. On sites, when a buyer is interested in your home, we are able to retain the buyer lead. Nobody knows your home better or cares more about helping you achieve your goals of selling your home.

We will feature your home on our website, Zillow, Trulia, Realtor.com and other online sites.

Step #4 For Sale Signs and 800#'s

If your community allows them, we install our distinctive yard sign. One of the best ways to reach a buyer is with a for sale sign. We also us the latest technology with an 800# that allows a buyer to receive all of the information on their phone. Buyers can use this 800# 24 hours a day, 7 days a week.

Step #5 Custom Website For Your Home

We believe selling a home is about relationships and experiences. In order to create an emotional experience and allow the buyer to see what it would be like to live in your home. What are the restaurants, parks, activities and the lifestyle they would experience if they buy your home? Your custom website can be shared on social media, be used in ads, sent to agents and buyer prospects and promoted on your sign.

Step #6 Social Media Advertising

Now that we know who the buyer is, we can tailor our social media advertising to make sure that the right buyer sees your home online. It is more than posting your home on our Facebook page, it is understanding Facebook and Instagram at a high level so that we can get the right people seeing your home.

Step #7 Radio and TV

Multi-media is so important today. Our listings are promoted on our radio show and also when I am on WJNO as a local real estate expert.
