Gear up for a day of Irish pride and community camaraderie at the Delray St. Patrick's Day Parade on Saturday, March 16th! Featuring 70+ entries including floats, community groups, marching bands, fire engines, motorcycles, United States Veterans and more, this year’s parade will run from 12:00 p.m. to 2 p.m., running along Atlantic Avenue from the Intracoastal bridge to NW 5th Avenue. This event is perfect for everyone, even your little leprechauns, and is free of charge. Plan to come early to get the perfect Parade viewing and parking spot. It is always busy on the Ave so planning helps make the day go smoother. The fun continues after the parade with the Delray St. Patrick's Day Festival. There will be live music, Irish step dancing, strolling bagpipers, food vendors, merchandise vendors, bounce houses, and so much more! The festival will take place at Old School Square (51 N. Swinton Ave) from 1:00pm-5:00pm on Saturday, March 16th.

Listings, Pendings and Sales
New listings, pendings and sales have all decreased in Palm Beach County. Many homeowners have decided that moving with higher interest rates and prices does not make sense. That is why the number of great options of homes is limited.
There were 1,591 new homes that came on the market in Palm Beach County. The number of new listings were down 28% compared to last year. The number of pending sales were 1,422, which was down 5.8% year over year. The number of closed sales were down 4.4% with 1460 transactions.

What is the real estate market doing? I am getting a lot of questions right now,. I thought you might be asking that too? Well, the answer is a little bit more complicated. It really depends. It depends on whether you're buying, selling, or investing. And here's the big one, it depends on what type of property you're interested in. We still have some areas and some types of properties that are seeing multiple offers, and even going over the asking price. Now, that may be a shock, because if you watch the news, either locally or nationally, it sure does seem like the whole real estate world is falling apart. It's simply not true.
A year ago, if we look at months of inventory, this is a big key important factor. If we look at a year ago, it was 1.1 months of inventory. That means with the activity that we had, if no new homes were put on the market, in one month, all the homes would be sold. That's crazy right now, that was a year ago, what is happening a year later, we had 3.4 months of inventory. Now the sky hasn't fallen right, it's still by definition, a seller's market. It's just when you're used to a month of inventory, it feels drastically different. So, what else is important? Well, in January, the number of properties that went under contract went down 26%. It's not a big shock, because pending’s are an indication of what happened in November and December.
And in those months, people were still adjusting to what is happening in the real estate market. Now closed sales were also down, they were down 33%. Again, not a big shock. And prices were down 10%. Now, not all neighborhoods are down. And they're certainly not down like many buyers think they are, it's 10%. That is understood, because obviously our interest rates went up which impacted affordability. The last thing I'm going to share with you is we're used to a property being listed, having 20-30 offers, offers, and in three to five days is under contract.
The days on market has also gone up. A year ago the average days on market was 15 days. A year later it has gone to 41 days. If you see a property that's been on the market for 20 or 30 days, it's not that abnormal.

I have good news for anyone that owns a high-rise condo or is planning on purchasing one!
If you own or want to own a 3-story condo or higher, new legislation could be beneficial for you. We have more funding in our reserve account that will be used if needed. The reserve accounts of condos matter! Paying attention to the budget of these accounts will let you know what you personally need to budget for as well.
In early March 2021, the Florida Senate voted to pass Senate Bill (SB) 4-D. This monumental piece of legislation is set to ensure that homeowners of condominiums three stories or higher in the state of Florida have peace of mind when it comes to the structural integrity of their building.
Under SB 4-D, all condo boards of directors in the state are now legally required to have professional inspections done on a yearly basis for “critical exterior components” such as pools, spas, roofs, stairs, balconies, and railings. This is to ensure that any warning signs of problems can be identified quickly and handled before they become large and expensive issues.
The bill also requires that condo associations must have a reserve fund of at least 10% of the yearly operating budget that can be used to fix any structural items in the building as issues arise.
