All Applicants:
- Mortgage Application
- Photocopy of Driver's License
- Most recent 2 months' bank statements (please include all pages) for any accounts with funds that will be used towards closing costs
Self-Employment Income:
- Most recent 2 years' personal AND business tax returns (all pages & schedules)
- Most recent 2 years' K-1 forms from any business listed on Schedule E
- Most recent 2 years' W-2 forms (if applicable)
- Most recent 2 years' 1099 forms (if applicable)
Employed by Others:
- Most recent 2 years' tax returns (all pages & schedules)
- Your most recent 2 paystubs (showing YTD earnings)
- Most recent 2 years' W-2 forms (from all employers)
- Most recent 2 years' 1099 forms (if applicable)
Retirement Income:
- Most recent 2 years' tax returns (all pages & schedules)
- Social Security Award Letter
- Pension Award Letter
- Documentation of any IRA or 401k distributions to be used for qualifying
- Most recent 2 years' 1099's for pension, annuities, social security, etc.
For Any Properties Currently Owned:
- Most recent mortgage statement
- Insurance policy declarations showing annual premium
- Proof of HOA dues (statement or payment coupon)
Other:
- DD214 & Certificate of Eligibility (for VA loans)
- Remove any holds or freezes on your credit
- Documentation for Short Sale, Foreclosure, Deed-in-Lieu, Bankruptcy, Judgement, etc.
