Avenir New Construction or Palm Beach Gardens Resale: Which Is Better?

Choose new construction in Avenir if you can wait 8 to 12 months, want a brand-new home built to current code, and have budgeted for Avenir's CDD assessment on top of your HOA dues. Choose a resale in Palm Beach Gardens if you need to move sooner, want an established neighborhood with room to negotiate, and are comfortable pricing in the age of the roof and systems. Compare the Monthly Cost, Not the Price Tag

This is where most buyers get the comparison wrong. An Avenir home and a Palm Beach Gardens resale at the same purchase price can carry very different monthly costs.

In Avenir, the CDD is the line item people miss. Avenir is a Community Development District, and the assessment shows up on your property tax bill. For fiscal year 2025/2026, total annual CDD assessments ranged from roughly $3,400 to $8,800 depending on the parcel, and most parcels also carry a separate clubhouse operations assessment of about $1,480 a year. That is before neighborhood HOA dues, which vary by enclave, from around $258 a month in some neighborhoods to more than $400 in others. Before you fall in love with a floor plan, ask for the exact CDD figure for that specific lot. I'd rather you see the number in my office than on your first tax bill.

In a Palm Beach Gardens resale, the cost hides in the house itself. A 15-year-old roof, older impact windows or an aging air conditioning system all raise your insurance premium and your near-term repair budget. Ask for the roof age, a wind mitigation report and a four-point inspection early. Those three documents tell you more about your real monthly payment than the listing photos ever will.

A New Home Is Not Finished When You Get the Keys

Builders price the home. They usually do not price everything you need to live in it. Window treatments, landscaping upgrades, closet systems and often the pool are on you. When we built, I skipped the pool heater to save money. That was a mistake, and we added it after we moved in. Budget for the first year of finishing, not just the closing.

I also caught builder mistakes because I was hands-on during construction. If you build, visit the site often and put every concern in writing. A resale buyer does not get that chance to catch problems while the walls are open, which is exactly why the inspection matters so much on the resale side.

Time Changes the Answer More Than Anything Else

Building from contract typically takes about 8 to 12 months in Avenir, and some builders offer quick-delivery homes that close in roughly 4 to 6 months. A Palm Beach Gardens resale can close in 30 to 60 days.

That gap matters if you are selling another home at the same time, if your lease ends, or if your tax situation depends on when you establish residency. Florida's homestead exemption requires you to own and occupy the home as your permanent residence on January 1, with the application filed by March 1. A resale closed this fall and a new build finished next summer land in different tax years. Confirm your own situation with the Palm Beach County Property Appraiser or a Florida licensed CPA.

Where You Have Room to Negotiate Is Different

With a builder, the base price rarely moves. The negotiation happens in incentives, and in 2026 Avenir builders have offered things like mortgage rate buydowns, help with closing costs and design studio credits. They change month to month and differ by builder, so compare the total package, not the headline.

With a resale, the price and terms are both on the table. Palm Beach Gardens houses sold at a median of $1,089,500 in August 2026 and went under contract in a median of 32 days, but homes currently listed are asking a median of $1,499,000 and have been on the market a median of 59 days. That spread means well-prepared buyers still have leverage on homes that have been sitting.

Established Palm Beach Gardens Neighborhoods Offer What New Ones Cannot Yet

Mature landscaping, finished roads and a known track record are real advantages. In established communities like BallenIsles, Mirasol, Old Palm, Frenchman's Reserve and PGA National, you can see how the association runs its finances before you buy. Club structure differs, too. At PGA National, for example, club membership is optional, so you do not need to live there to join and you do not have to join to live there. Read the club documents the same way you would read a CDD schedule.

Avenir, by contrast, is still growing. The Town Center has been opening in phases, with Publix already open, and there is more to come. Steve and I love watching the community fill in and the new friendships that come with it. The tradeoff is that you live with construction nearby for a while, and traffic heading east at rush hour takes planning. We simply plan around it.

Think About Resale Before You Buy Either One

Every decision we made on our Avenir home was made with resale in mind, from the lot we chose for privacy to where we spent our upgrade money. The same rule applies to a resale. When you sell a new Avenir home in a few years, you may be competing with the builder down the street who is offering incentives you cannot match. When you sell a resale, you compete on condition and price. Either way, buy the home you can sell.

Which One Should You Choose?

  • Lean toward Avenir new construction if your timeline is flexible, you want current building code and new systems, you value choosing your own finishes, and the CDD and HOA fit your monthly budget.
  • Lean toward a Palm Beach Gardens resale if you need to move within a few months, want an established neighborhood, want to negotiate price and terms, and have budgeted for roof, window and system updates.
  • Consider an Avenir resale if you want the newer home without the wait. You still carry the CDD, but you skip the build timeline.
