How Does Homestead Portability Work When You Move Up in Palm Beach County? header image.

Homestead portability lets you transfer up to $500,000 of the Save Our Homes tax savings you have built up on your current Florida home to your next one. When you are moving up to a higher-priced property, the full dollar amount of your assessment difference comes off the assessed value of the new home. It is not automatic. You have to apply, and the filing deadline in Palm Beach County is March 1.

The most expensive mistake I see move-up buyers make in Palm Beach County has nothing to do with the price they pay for the house.

It is leaving their property tax savings behind.

I have sat across from homeowners who have been in the same house in Palm Beach Gardens since 2008, watched their market value more than double, and had no idea that the gap between what their home is worth and what they are taxed on is an asset they can take with them. Some of them are sitting on six figures of benefit. A few are sitting on the full half million.

So before you list, here is what portability actually is and how to keep from losing it.

What Save Our Homes Builds Up While You Live There

When you have a homestead exemption on your Florida home, the Save Our Homes cap limits how much the assessed value can rise each year. The increase is capped at 3 percent or the change in the Consumer Price Index, whichever is lower.

Market value does not follow that rule. It does what the market does.

So over ten or fifteen years in a rising market like ours, two numbers pull apart. Your market value climbs. Your assessed value crawls. The space between them is called your assessment difference, and that is the number that matters here.

Here is what that looks like in practice. Say your Jupiter home has a market value of $900,000 and an assessed value of $520,000 because you have held the homestead since 2011. Your assessment difference is $380,000. That is $380,000 of value the county is not taxing you on.

Most people think of that as something tied to the house. It is not. It is tied to you.

This is the same mechanism behind the Florida property tax advantage that long-time owners here talk about, and portability is the part that lets you keep it when you move.

How the Transfer Works When You Move Up

Moving up is the simplest version, and it is the one that favors you most.

If your new home has a higher market value than the one you sold, the county subtracts the assessed value of your former home from its market value. That dollar figure then reduces the assessed value of your new home, up to the $500,000 cap.

Using the numbers above: you sell the Jupiter house with its $380,000 assessment difference and buy in Palm Beach Gardens for $1.3 million. Your new home does not get assessed at $1.3 million. It gets assessed at roughly $920,000, and the 3 percent cap starts running again from there.

That difference shows up on every tax bill you receive for as long as you own the home. Over a decade it is not a rounding error.

Moving to a lower-priced home works differently. Instead of transferring the flat dollar amount, you transfer a percentage of your benefit, scaled to the value of the new property. The math is more involved, and the property appraiser's office calculates it for you.

Two limits are worth knowing up front. Portability is Florida to Florida only, so buyers arriving from out of state start fresh with no accumulated benefit to bring. And the $500,000 ceiling is firm. If you have been in the same Delray Beach or Wellington home long enough to exceed it, the amount above the cap does not travel.

The Deadlines That Cost People Real Money

This is where portability gets lost, and it is almost always a calendar problem rather than a math problem.

You have a three-year window. You must establish your new homestead on or before January 1 of the third year after you abandon the previous one. A homeowner who gives up a homestead during 2026 generally has until January 1, 2029. That is enough room to sell, rent while you build, and still qualify, which matters a great deal to anyone considering new construction in Palm Beach Gardens where delivery dates move.

You have to apply by March 1. Portability is requested on Form DR-501T, and the cleanest approach is to file it at the same time you file for homestead exemption on the new property. Palm Beach County lets you e-file both together. If you have already filed for homestead and only need portability, the form can be submitted on its own.

Nobody files it for you. Not your lender, not your title company, and not your agent. I remind every client of this, and I still meet homeowners a year later who assumed it happened in the background.

One more wrinkle for jointly owned property. All owners of the previous homestead have to abandon it for the assessment difference to transfer. Spouses or former spouses who want to split the benefit between them file a Designation of Ownership Shares form before the portability application, not after.

A note on what is ahead. Florida voters will see a property tax amendment on the November 2026 ballot that would raise the homestead exemption for non-school taxes beginning in 2027 if it passes with 60 percent approval. It does not eliminate Save Our Homes portability, and it does not erase the benefit you have already accumulated. I will be covering it as the details firm up.

What matters is that both the old and the new property are Florida homesteads, not that they are in the same county.

What happens to my portability benefit if I move up to a more expensive home?

When your new home has a higher market value than the one you sold, the full dollar amount of your assessment difference comes off the assessed value of the new property, up to the $500,000 cap. The 3 percent Save Our Homes cap then continues to apply going forward on your new homestead.
