The right Palm Beach County realtor brings deep local market knowledge across communities like Palm Beach Gardens, Jupiter, Delray Beach, Wellington, and Avenir — not just a license and a lockbox. Before hiring, evaluate five things: their command of your specific submarket, how they market properties (or how they'd find you properties as a buyer), their negotiation track record, their willingness to give you honest advice even when it's uncomfortable, and how clearly they communicate throughout the process. A "vibe check" sounds casual. It's not.

When you're making one of the largest financial decisions of your life, the person guiding you matters more than the market conditions, more than the interest rate, and more than the neighborhood comps. The right agent changes the outcome. The wrong one costs you — in money, time, and stress you can't get back.

So before you sign anything, do the vibe check. Here's exactly what you're checking for.

1. Local Market Expertise — and I Mean Specific

"I know Palm Beach County" means almost nothing.

Palm Beach County covers over 2,000 square miles and includes everything from waterfront estates in Jupiter to new construction in Palm Beach Gardens, equestrian properties in Wellington, and the active adult communities and luxury high-rises that define different pockets of Delray Beach. Avenir alone is its own ecosystem with builder-specific timelines, lot premiums, and incentive structures.

Ask the agent: What have you sold in this specific area in the last six months?

If they can't answer with specifics — actual addresses, actual price points, actual buyers or sellers they represented — keep looking. Local expertise is measurable. Vague enthusiasm isn't.

2. Marketing Strategy That Actually Moves Properties

If you're selling, ask to see exactly how they'd market your home. Not what they'd do in general — what they'd do for your property, your price point, your neighborhood.

The answer should include professional photography and video as a non-negotiable baseline. It should include a clear plan for digital distribution. And it should include a content strategy: social content, paid advertising, a buyer pipeline beyond the MLS.

Marketing is how homes sell for more and how buyers win in competition. An agent without a real marketing strategy is leaving money on the table — yours.

3. Negotiation — Check the Record, Not the Stories

Everyone says they're a great negotiator. Ask for proof.

  • What's your average sale-to-list-price ratio for sellers?
  • How many of your buyer contracts have included seller concessions in the last year?
  • Have you walked away from a deal because the terms weren't right for your client?

That last question matters. An agent who's never walked a client away from a bad deal is an agent who prioritizes closing over your best outcome.

4. Honest Counsel — Even When You Don't Want to Hear It

The best agents tell you the truth. An agent who tells you what you want to hear feels great in the first conversation. They cost you later.

Simple test: ask them about a time they advised a client against something. If they have a real answer, that's a good sign.

5. Communication — How They Work, Not Just How They Talk

Ask how they communicate. Ask what you can expect week to week. Be specific: "If I send you a text at 7pm on a Saturday because I want to make an offer, what happens?"

Their answer tells you everything about what working with them actually looks like.

The Vibe Check Is Real

After the hard questions, your gut still matters. The agents who pass the vibe check — real local knowledge, real marketing, real negotiation records, real honesty, real systems — those are the ones worth hiring.
