What Makes Avenir Different from Other Palm Beach Gardens Communities
Avenir is a master-planned community — which means every detail of the development is designed together: the roads, the parks, the preserve areas, the amenity center, and the phasing of neighborhoods. That's different from an older established community where development happened organically over decades.
The amenity center at Avenir is genuinely resort-style. It includes multiple pools, a fitness center, sports courts, and gathering spaces. The community is also built around significant preserved natural land — about 1,200 acres of conservation area — which means long-term views and green space that won't be built on.
Commercial development is coming to the western end of Palm Beach Gardens to support Avenir and the broader western corridor. Retailers and services are expanding in that direction, though the community still relies primarily on PGA Boulevard and the Turnpike corridor for major shopping and dining.
The Builders and What Each Offers
Avenir has multiple active builders, each with different product lines, price points, and contract terms. Understanding the differences matters before you sign anything.
GL Homes is the master developer and has multiple neighborhoods within Avenir. They control the largest share of the development and tend to offer well-designed floor plans at competitive price points, with structured design options through their design center.
Toll Brothers operates in Avenir at a higher price point, with more customization options and a luxury product line. Their process involves more design-center selections and longer build timelines.
DiVosta, Kolter Homes, and Akel Homes each have their own neighborhoods within the community, with different sizes, layouts, and buyer experiences. Availability in any given builder's phase changes regularly as homes sell and new phases open.
What every buyer needs to know: builder contracts are written to protect the builder, not you. New construction contracts look nothing like a standard Florida resale contract. Avenir is on the far western edge of Palm Beach Gardens. That location gives you larger lots, more preserved land around you, and a quieter residential feel. What it doesn't give you is quick access to the beach.
The nearest beaches from Avenir are roughly 18–25 minutes away depending on your specific address and traffic. PGA Boulevard runs east-west and is the main connector to I-95 and the Turnpike, so the commute structure works well — but buyers who want to pop to the beach three times a week should factor that drive into their decision.
