Your Community's Inventory Matters More Than the Calendar
Citywide, the numbers look healthy. As of September 19, 2026, Palm Beach Gardens had 323 single family houses for sale and 128 under contract, about 4.1 months of supply. Houses that sold in August went under contract in a median of 32 days.
But nobody buys "Palm Beach Gardens." They buy a house in a specific community, and that is the count I look at first. If five homes like yours are already listed in your neighborhood and two are pending, you are entering a crowded room, and waiting a few weeks for some of them to sell can do more for you than any month on the calendar. If nothing comparable is listed, being first matters more than being perfectly timed.
The other number I watch is price cuts. On September 19, 39.6% of Palm Beach Gardens houses for sale had already reduced their price, by a median of 5.5%. Listing early in the season at the wrong price is not an advantage. It just gives you more time to sit.
Club Communities Sell Best When the Club Is Alive
In BallenIsles, Mirasol, Old Palm, Frenchman's Reserve, Frenchman's Creek and PGA National, buyers are choosing a way of life as much as a house. They want to see the dining room full, play the course and watch the courts in use. That happens in season, when members are in residence.
If you live in a club community, I want your home live before the club calendar fills up, not after. I also ask sellers to gather their club documents early, including membership category, transfer rules and any fees tied to the sale, because club buyers ask those questions on the first showing.
The Cognizant Classic Puts PGA National in Front of Golf Buyers
The Cognizant Classic returns to PGA National February 25 to 28, 2027. Tournament week brings golf fans, sponsors and visitors to Palm Beach Gardens, and some of them are already thinking about owning here. If your home is in or near PGA National, I would rather it be on the market and fully marketed before that week than listed the Monday after.
New Construction West of the Turnpike Is Your Competition
A resale seller in Palm Beach Gardens is not only competing with the house down the street. You are also competing with builders in Avenir and Westlake who have homes ready to close and incentives to move them. Before I set a listing date, I look at what the builders have available to close in the next few months. When builder inventory in your price range is thin, a finished home you can move into right away has a real advantage. When a builder is pushing quick-delivery homes at your price, we plan for it in both timing and presentation.
Hurricane Season Changes the Closing Risk, Not Just the Showings
Hurricane season runs June 1 through November 30. When a named storm threatens the area, many insurance companies temporarily stop writing new policies, and a buyer who cannot bind insurance cannot close on a financed purchase. That can push a closing date by days or longer.
You can still sell successfully in summer and fall. I just plan for it. For a closing that falls in hurricane season, I ask the buyer to secure their insurance as soon as the contract is signed and build a few days of flexibility into the closing date, so a storm does not put the whole sale at risk.
Condos and Townhouses Need a Longer Runway
Palm Beach Gardens condos and townhouses sold at a median of $397,000 in August 2026 and took a median of 41 days to go under contract, compared with 32 days for houses. As of September 19, 54% of the condos and townhouses for sale had already cut their price. If you are selling a condo or townhouse, give yourself more lead time and plan to list earlier in the season. Have your association documents, budget and insurance details ready before you list so a buyer's questions do not slow the contract.
Your Next Move Should Set the Date
The best market timing in the world does not help if you have nowhere to go. Before we pick a date, I want to know where you are headed and when. Are you buying another home here? Building? What to Do in the 60 Days Before You List
- Count your competition. Look at active, pending and recently sold homes in your community, not the city as a whole.
- Book photography around the light and the landscaping. Schedule it for a day when the yard, pool and outdoor living areas look their best.
- Gather your documents. HOA or club documents, any permits for past improvements, and your most recent inspection or insurance reports.
- Check your association's rules. Some Palm Beach Gardens communities have gate, lockbox and sign rules that affect how showings work.
- Pick the date together. Choose the listing date based on your community's inventory, the season and your next move, then work backward.
