That is why I rarely rely on a broad price-per-square-foot calculation by itself. It can provide context, but it does not explain the entire property.

Why Can an Online Home Value Estimate Be Different?

Online valuation tools rely primarily on available property records, sales data and mathematical models. They are useful because they can process information quickly, but they may not know what has changed inside the home or how buyers would react to those changes.

An online estimate may not fully account for a remodeled kitchen, an older roof, a new pool, a different view, a superior lot position, significant deferred maintenance or renovations completed by a nearby competing property.

It may also compare homes that look similar on paper but would not necessarily compete for the same buyer.

The key question is not whether an online estimate is “right” or “wrong.” The better question is whether the properties and information behind that estimate accurately reflect how today's buyers would compare your home.

How Does Treu Group Estimate a Home's Value?

I start by narrowing the comparison set. I want to identify the sales and competing homes that most closely match the property rather than simply selecting everything that sold within a certain distance.

Then I look at the differences. Condition, improvements, property type, lot, view, water access, community, location and other features can all influence how much weight a particular comparable should receive.

I also pay attention to what is currently available. A homeowner may be focused on what sold three months ago, while a buyer is deciding between the home and several properties that came on the market this week.

Looking at both past sales and present competition creates a more complete picture.

Why Local Context Matters in Palm Beach County and Martin County

South Florida is not one single real estate market. Even within Palm Beach County, buyer comparisons can change significantly between Jupiter, Palm Beach Gardens, West Palm Beach, Boca Raton, Delray Beach, Wellington and nearby areas.

Martin County has its own market differences as well. Stuart, Palm City, Jensen Beach and Hobe Sound can require different comparison sets depending on the property and its location.

This becomes especially important for luxury homes, waterfront properties, condos and newer construction because those homes often have characteristics that are difficult to capture with a broad countywide average.

A strong estimate should reflect the market around the actual property, not simply the overall South Florida market.

Is a Home Value Estimate the Same as a List Price?

No. They are related, but they answer different questions.

A home value estimate helps establish the range where the market may support the property based on available evidence. A listing-price strategy decides how the home should be positioned within or around that range based on current competition, the seller's timing, expected buyer response and the overall selling plan.

That distinction matters. A homeowner may reasonably believe a home is worth a certain amount while still choosing a different list price because of how buyers search, how competing properties are positioned or what the seller is trying to accomplish.

Do Improvements Automatically Increase Home Value?

Not every improvement produces the same market response, and the amount spent on a project is not automatically added to the home's value.

Some improvements may strengthen presentation or help a home compete with nearby properties. Others may matter less to buyers than the homeowner expects.
